Living in Godella / Rocafort
Godella and Rocafort are twin towns just northwest of Valencia that offer something the city cannot: houses with gardens, quiet streets, and a village pace of life, all within 20 minutes of the city centre by metro. For families with children, especially those attending international schools, this area is the go-to choice.
The appeal is straightforward. Where a Valencia city apartment might give you 80 square meters, a Godella house can offer 150+ square meters with a private garden and sometimes a pool. The towns have their own centres with shops, restaurants, and weekly markets, creating a self-contained community feel that many families prefer.
International schools are the area's biggest draw. The Lycee Francais de Valence sits just next door in Paterna, and Valencia's British and American curriculum schools (in Ruzafa and Puçol respectively) are a manageable school-bus ride rather than a cross-city commute, which saves families significant daily time and stress.
The trade-off is urban convenience. You will need a car for most errands, the nightlife is nonexistent, and the cultural offering is limited compared to the city. Public transport exists (metro Line 1) but is less frequent than city services. For expats who thrive on city energy, Godella will feel too quiet. But for families who want space, safety, and school proximity, it is hard to beat.

Campolivar, the village centre and the Casas Verdes quarter all read the same 14, so the spread here is inside each zone, between a renovated villa and one that has not been touched since the 1980s.
Demand here is structurally narrow, and that is what keeps it tight. International-school families all want three and four bedroom houses in a small area, the supply of exactly that is finite, and it does not respond quickly, so the family-sized end stays scarce even when smaller units sit unlet.
Applied to a house rather than a flat, that per-square-metre rate turns into a larger monthly number than it appears. Add the running costs of a garden and, on most of these plots, a pool, and the real gap between a Godella house and a city apartment is wider than the headline rate implies.
