What people mean when they type them is straightforward: they do not want to spend their evenings refreshing listings, queueing at the Oficina de Extranjeria, or arguing about a fianza in a language they are still learning.

1. Free 15-minute discovery call
We map your budget, your must-haves, your arrival date and whether a school place is part of the picture. Fifteen minutes, free, no sales pitch.
2. Barrio shortlist
We cut Valencia down to the two or three areas that actually fit you. Living in Benimaclet is a different life to commuting in from Godella, and the rent gap between them is real.
3. Search and vetting
We work the listings, call the agencies and filter out what is already gone. Two to four weeks from first search to signature is the normal window here.
4. Accompanied viewings
We come with you and ask the questions in Spanish that change the answer: is the air conditioning real or only in the photo, what does the building sound like at 11pm, who pays the community fee.
5. Lease negotiation and contract review
We read the contract before you sign it, confirm your LAU protection runs the full five years, and push back where the landlord has asked for more than the legal one-month fianza.
6. Move-in and handover
Keys, inventory, meter readings and the utility switch-on. For a two-bedroom, budget 60 to 100 EUR a month for electricity, 15 to 25 EUR for water and 30 to 50 EUR for fibre.
Relocation for families with school-age children
A family move is a school move first and a housing move second. That ordering surprises people, but it decides everything else. If your child needs a place in a public or concertado school, the ordinary admissions window runs in spring for a September start. Outside it you are on the waiting-list route, which depends on whatever free places each centre has left.
The paperwork chain is what catches families out. Empadronamiento comes first, because your registered address sets your catchment area, and the certificate is issued the same day. The school then wants that certificate, the child's passport, a vaccination record, and for older students the previous school reports. Documents issued abroad normally need a sworn translation before anyone will look at them.
So the housing search stops being about the nicest apartment and starts being about the right address. Families tend to land in Godella, Rocafort or Alboraya for the international schools and the space, or in Campanar and Benimaclet when a short ride into the centre matters more. We run the school shortlist and the barrio shortlist in the same conversation, because in practice they are one decision.
Solo mover, couple or family: how the job changes
The same service does very different work depending on who is arriving. This is roughly how the three cases play out.
Solo mover
One income to prove, one set of documents, and much more freedom on location. Landlords generally want to see around three times the monthly rent in net income, so a 780 EUR two-bedroom in the centre means showing roughly 2,340 EUR a month. Solo movers usually do better in Benimaclet, Patraix or Extramurs, where 550 to 700 EUR buys noticeably more room.
Couple
Two incomes normally clear the affordability test comfortably, but two contracts means two sets of payslips, and if one of you is autonomo expect to be asked for more. The real decision is usually beach or centre: El Cabanyal and El Grau against Ruzafa and Eixample.
Family
School catchment, a third bedroom and outdoor space narrow the market fast, and the stock that fits goes quickly. Budget more search time, and plan for the cash at signature: on a 1,200 EUR family apartment, first month plus a one to three month fianza is 2,400 to 4,800 EUR up front.
