La Seu
Cathedral and Plaza de la Virgen heartland, oldest stones in the city
Living in La Seu
La Seu is the spiritual centre of Valencia. The Cathedral (consecrated 1238 on the site of the Roman forum and later mosque) and Plaza de la Virgen form the barrio's heart, with the Almudin, Palau de la Generalitat and Basilica de los Desamparados all within 200 metres. This is the oldest continuously inhabited part of the city.
Residentially, La Seu has the lowest turnover of any Ciutat Vella barrio - many families have lived in the same flat for two generations. Housing stock is heritage-protected, with restoration the only option, not demolition. 2026 rents for a renovated 2-bed run 1,100 to 1,500 euros; raw period units appear less often and trade quickly.
Transport: Almirante (L3) is 3 minutes walking, and the rest of Ciutat Vella is reachable on foot. EMT buses circle the perimeter. Cars are heavily restricted in the inner streets.
Trade-offs: tourist foot traffic peaks during Las Fallas (mid-March) and the August festivities, and the narrow streets can be loud during processions. One quiet cultural anchor on the barrio's edge is Teatro Talia on Calle Caballeros, a 350-seat theatre running since 1928. But for renters who want to live on the most photographed square in Valencia and accept the trade-offs of a heritage zone, La Seu is the prize.
