Living in Malilla

Malilla is the southern Quatre Carreres pocket between Avenida de la Plata and the V-30 ring road, sitting south of the CAC-adjacent Mont-Olivet sub-barrio. Historically working-class, it has been transformed by the opening of the Hospital Universitari i Politecnic La Fe (Spain's largest hospital, opened 2010) and a wave of regeneration projects that continue through 2026. Rents are still among the lowest in the city, but the trajectory is clearly upward.

Housing is a mix of 1970s working-class blocks and post-2010 mid-rise residential built to serve hospital staff. 2026 rents start at 650 euros for an older 1-bed and run to 950 for a renovated post-2010 2-bed. The newer stock has lifts, air conditioning and double-glazing as standard, which is unusual at this price point.

Transport: EMT buses 14, 17 and 18 run to the centre in 20-25 minutes. The closest metro is Russafa (L1, L2) at 15 minutes walk, and the new metro 10 at Quatre Carreres is similar. Many residents use bike-share or own a car - hospital shift schedules make transit timing tricky.

Trade-offs: streetscape is plain, the building mix is uneven (a renovated block next to an unrenovated one is common) and the barrio is not yet a destination. But for renters and small investors who want sub-1,000 euro rents within the city with a clear regeneration trajectory, Malilla is one of the highest-upside addresses in Valencia.
