Living in Marxalenes

Marxalenes sits in the south of La Saidia, bordered by the old Turia riverbed to the south and the Parc de Marxalenes - a 7-hectare park built on a former railway yard - to the north. The park is the barrio's defining feature: it is one of the few large green spaces outside the Turia gardens and it has shifted Marxalenes from an overlooked working-class pocket into a quiet mid-tier address over the past 15 years.

Housing is a mix of 1960s-70s blocks and a growing share of post-2010 mid-rise built on former rail land. 2026 rents for a renovated 2-bed run 850 to 1,200 euros, with new-build 2-beds at the upper end. The demographic mixes long-term Spanish families and younger couples drawn by the park-side address.

Transport: Turia metro (L1, L2) is 8 minutes south at the riverbed and Marxalenes tram (L4 blue) sits at the northern edge of the park. EMT bus 28 connects to the centre in 15 minutes. The Turia gardens are a 6-minute walk south.

Trade-offs: streetscape on the older blocks is plain, the barrio still has pockets of unrenovated stock and destination dining is limited - you walk to Trinitat or the centre for choice. But for families and remote workers who want a 7-hectare park on the doorstep at mid-tier rent, Marxalenes is hard to match.
