Villa rentals in Jávea (Xàbia): where to stay and how to book a legal holiday rental
The areas of Jávea compared, the coves and their summer access limits, the town's rules on tourist rentals and how to reach it from Valencia.

Where Jávea is on the Costa Blanca
Jávea, in Valencian Xàbia (), is the easternmost town of the Marina Alta, in the north of the province of Alicante. The council gives the municipality 68.4 km² and 25 km of coast, framed by Cap de Sant Antoni to the north, the Montgó () (753 m) to the north-west and the Granadella hills to the south.
The council's location page lists Valencia at 97 km and Alicante at 90 km, and its itinerary page puts both cities at about 100 km. Neither is given as a road distance. INE counted 30,642 residents on 1 January 2025.
Jávea areas for a holiday rental, compared
The old town sits inland, away from the sea, and suits people who want a lived-in town rather than a beachfront.
The port, known as Duanes de la Mar (), has the fishing harbour, the marina and a seafront promenade. The Arenal is the bay with the town's sandy beach.
The slopes of the Montgó and the south of the municipality, towards the Granadella () and Cap de la Nau, are mostly villas. They suit people with a car who want quiet and a view more than a walk to the beach.
Jávea beaches and coves, and the summer access limits at Granadella and Portitxol
The Diputación de Alicante lists 11 beaches in Xàbia, two of them with a Blue Flag in 2024. They range from the sand of the Arenal to pebble coves under the cliffs.
In 2026 the council regulated road access to Cala Granadella and Cala Barraca, also called Portitxol (), every day from 2 June to 13 September, then at weekends and bank holidays until 12 October. Parking at the coves cost 9 euros per vehicle per day, with no booking, and the council's page names the tourist train to Granadella from La Guàrdia car park.

Jávea's rules on tourist rentals
On 19 September 2025 the Ajuntament de Xàbia announced that its planning committee had unanimously proposed extending, for six months, the suspension of planning compatibility reports for new tourist homes in apartment buildings, across the whole municipality. The proposal had to be ratified by the full council, and it did not continue the suspension for detached and semi-detached houses.
The same notice cited a University of Alicante study: registered tourist homes in Xàbia had fallen from 6,161 in August 2024 to 4,321. We could not confirm on the council's site which rule is in force today, so ask the Ajuntament's planning department about a specific building before you rely on it.

How to check that a Jávea holiday rental is registered
Jávea is in the Valencian Community, so every tourist home must be entered in the regional Registro de Turismo. Ask for the number before you pay a deposit.
Then look it up in the Generalitat's open register of tourist homes, which lists each home's number and municipality. The full checklist is in our holiday rentals guide.
The best months for a holiday rental in Jávea
The council gives average temperatures of 23º in June, 26º in July, 27º in August and 23º in September, against 11º in January and February.
By those figures June and September are almost as warm as high summer. The cove access limits also run from June to mid-September, so plan cove days around them.
Getting to Jávea from Valencia and from the airports
The council's itinerary page lists ALSA buses linking Xàbia with Valencia, Alicante and Madrid. By rail, the Renfe station at Gandia, about 45 km north, connects with Valencia in about an hour.
The closest airports, per the same page, are Alicante at 100 km and Valencia's Manises at 113 km. Dénia, 8 km away, has further bus connections, and the Costa Blanca guide compares Jávea with its neighbours.
