Living in La Xerea
La Xerea is the residential half of the old quarter, running from Plaza de la Reina east to the Turia gardens along the Carrer Avellanes axis. While Sant Francesc and La Seu carry the tourist traffic, La Xerea has always been where the locals live - it is dense with permanent residents rather than holiday lets, and its tempo is markedly calmer than its tourist-facing neighbours.
Apartments are mostly in 19th-century buildings restored over the last 25 years, with renovated 2-bed flats running 1,100 to 1,500 euros in 2026. Several embassies and consular offices sit along Carrer Avellanes and the Plaza Manises, which has kept building maintenance high. Streets are narrow but well-paved and feel safe at all hours.
Transport: Colon metro (L3, L5, L7, L9) is 5 minutes north and Xativa station for the cercanias is 8 minutes south. The Turia gardens border the barrio on the eastern edge - many residents enter the park from Plaza de Tetuan and use it as their daily commute spine.
Trade-offs: La Xerea has very few destination restaurants and the social tempo is quiet rather than vibrant. You walk to El Carmen or Russafa for nightlife and dining options. One exception on Plaza de Tetuan is Fundacion Bancaja, whose exhibition halls and auditorium run a steady programme without leaving the barrio. But for residents who want central Valencia at its most residential, La Xerea pairs walkable scale with quiet streets in a way no other centre barrio matches.
