Living in Burjassot: rent, metro and schools

A metro town just north-west of Valencia, with a Universitat de Valencia campus, about 41,000 residents and an international school inside its borders.

Burjassot is a municipality of l'Horta Nord, immediately north-west of the city of Valencia. It has two stations on Metrovalencia line 1, a third on line 2, and a university campus inside its borders.

Its municipal register counts 41,299 residents on 1 January 2025, up about ten per cent from 37,641 in 2014. That makes it a real town with an old centre of its own and a fiesta calendar, not a commuter village.

This guide takes the points that decide a move in turn: the commute, rent and sale prices from Fotocasa, what the campus does to the market, the schools including the international one, and what the town offers day to day. Every figure is dated and the sources are at the foot of the page.

Commute

Two Metrovalencia line 1 stations, Burjassot and Burjassot-Godella, plus Cantereria on line 2. The Ajuntament says every stop in the town sits in the A-B fare overlap.

Fotocasa's rent index reads below the city of Valencia. It is one average for the whole municipality, so it hides differences between streets.

Buy

The sale index is roughly two thirds of the city's, with a spread of about thirty per cent between the town's own zones.

Schools

Five public primary schools, three public secondary schools, four state-subsidised private schools and Shackleton International School, an IB World School.

Campus

A Universitat de Valencia campus with six faculties and schools sits in the municipality, with three student residences listed by the Ajuntament.

Fiestas

Sant Roc is celebrated on 16 August and closes with the Pujà and the Rodà, a fiesta of local tourist interest since 2014.

Commute: metro stops in Burjassot and the fare zone

Burjassot has two stations on Metrovalencia line 1, Burjassot and Burjassot-Godella, and a station on line 2, Cantereria. The Ajuntament also lists tram stops in the town.

When the integrated fares began in January 2022, the Ajuntament announced that every stop in the town, tram and metro, moved into the A-B overlap area, so the whole municipality is priced as one zone. Fares reset from time to time, so read the current table instead of trusting a figure quoted in an article, this one included.

We have not quoted a journey time to the centre. Metrovalencia publishes timetables line by line, and the minutes depend on the stop you start from and where in the city you are going. Test your own address in the operator's journey planner at the hour you would really travel.

Rent in Burjassot compared with the city of Valencia

Fotocasa's rent index puts Burjassot at 13 EUR/m² in September 2026, up 10.1 per cent against a year earlier. The city of Valencia reads 18 EUR/m² on the same index in the same month.

Fotocasa publishes whole euros and one average for the whole municipality. A flat beside the campus and one in the old centre will not price the same, and the index cannot tell you which is which.

On 13 EUR/m², a ninety square metre flat works out around 1,170 EUR a month before bills and community charges. That is arithmetic on a published index, not a quote for any listing.

Buying in Burjassot: sale prices by zone

Fotocasa's sale index reads 2,195 EUR per square metre for Burjassot in September 2026, against 3,352 EUR for the city of Valencia in the same month. That is about 65 per cent of the city. It is an asking-price index, and prices actually signed are usually lower, so use it to compare places rather than to value a flat.

The spread inside the town is wide. In the same month Fotocasa reads 1,961 EUR per square metre in El Castell, 2,199 EUR in the Concordia zone, 2,277 EUR in the campus zone and 2,567 EUR in L'Eixereta, about thirty per cent between the cheapest and the dearest.

So the address matters more than the town average. Before you compare Burjassot with its neighbours, find out which Fotocasa zone the flat you are looking at falls in.

The Universitat de Valencia campus and the town

The Ajuntament lists the centres of the Burjassot campus as the faculties of Mathematics, Biological Sciences, Chemistry, Physics and Pharmacy and the School of Engineering. The campus also holds the Sciences and Pharmacy libraries, the university research institutes and its science park.

The Ajuntament also lists three student residences in the town, on Avenida Primero de Mayo, Calle Jorge Juan and Calle Obispo Muñoz. If you study or work at the campus, living here shortens the daily trip. If you do not, remember that the rental market shares the town with that demand.

Schools in Burjassot: public, subsidised and international

The Generalitat's register lists five public primary schools in Burjassot: CEIP Fernando de los Ríos, CEIP Miguel Bordonau, CEIP El Pouet, CEIP San Juan de Ribera and CEIP Les Sitges. It lists three public secondary schools: IES Comarcal, IES Federica Montseny and IES Vicent Andrés Estellés.

The Ajuntament also lists four state-subsidised private schools: San Miguel Arcángel, La Fontaine, La Natividad and Patronato Juan XXIII. Ask each one for its own admission calendar, because places are allocated school by school.

Burjassot also has an international school. Shackleton International School, at Benieu 9, teaches in English, became an authorised IB World School in July 2025, and opened the IB Diploma Programme to its sixth form from September 2026. Heritage, parks and the Sant Roc fiesta in Burjassot

Los Silos is the town's best known monument: grain silos dug into a hill from 1573 to supply a Valencia short of wheat, with 41 stone covers still visible on a paved terrace beside the Ermita de Sant Roc. It has been a national historic-artistic monument since 1982, and the Ajuntament says its central courtyard can be visited.

Sant Roc, the patron saint, is celebrated on 16 August. After the Mass and the evening procession through the old centre, the Pujà and the Rodà close the day at about 23:30. The Generalitat declared both a fiesta of local tourist interest in 2014.

For green space the Ajuntament lists the La Granja municipal park, the L'Eixereta pine park and the Dehesa del Castell. The poet Vicent Andrés Estellés was born in Burjassot, and the Ajuntament has marked a route of more than twenty stops through the town, including the house where he was born.

Who Burjassot suits

It suits people who want a metro station inside the municipality and a lower entry price than the city: staff and students of the campus, and couples and families who want schools of every kind in town.

It suits you less if you want a large house and a plot, which is what the towns further out on the metro lines offer. Look at Paterna or Godella for that, and compare them on the same Fotocasa index.

Registering in Burjassot: padrón, NIE and the Ajuntament

A Burjassot address puts you under the Burjassot town hall, not the city of Valencia's, for the padrón and local taxes. Your NIE and residency paperwork is national and does not change with the municipality.

Treating it as a district of Valencia

It is a separate municipality with its own Ajuntament and its own line in the INE population register, which counts 41,299 residents.

Quoting a metro fare from an old article

Fares were reorganised in January 2022 and have reset since. Read the operator's current table.

Reading the rent index as a quote

Fotocasa publishes one average per area, in whole euros. A flat near the campus and one in the old centre will not price the same.

Writing the town off for an international family

Many guides say the belt has no international school. Burjassot has an English-medium school with the IB Diploma Programme from September 2026.
