Tenant check-in
We meet the incoming tenant, hand over the keys, read the meters and walk them through the apartment room by room.
Tenant check-out
We collect the keys, read the meters again and compare the apartment against the move-in inventory, so any deposit discussion starts from facts.
Photo inventory
A dated, photographed inventory at move-in and move-out: furniture, appliances, walls, floors and anything already damaged.
Key holding
We keep a spare set of keys in Valencia for emergencies, locksmith visits and contractors who need access.
Explaining the home

What this service does not cover
We do not find tenants, advertise listings or negotiate leases. We also do not run holiday rentals or short-stay turnovers. The service is built for owners with a long-term tenant, or an apartment standing empty between tenancies.
Why the inventory matters under Spanish law
Spain's Civil Code says a tenant must return the property as they received it, apart from normal wear and unavoidable damage. If nobody recorded its condition at the start, the law presumes the tenant received it in good condition, unless proven otherwise. A dated photo inventory is how you prove what "as received" meant.
For a home, the urban tenancy law (LAU) makes a deposit of one month's rent mandatory. If the balance is not returned within a month of the tenant handing back the keys, it starts earning legal interest. A clean check-out record helps you settle quickly.
The same law puts the repairs needed to keep the home habitable on the landlord, while small repairs caused by ordinary use fall on the tenant. The tenant must tell you about a needed repair as soon as possible. Having someone local to inspect and send the right trade is what makes those rules workable from abroad.
