Living in Jaume Roig
Jaume Roig () is the smallest barrio of the Pla del Real district, 19.1 hectares on the city's north-east side. Avinguda del Primat Reig forms its northern edge, Avinguda de Blasco Ibáñez and Avinguda de Menéndez Pelayo its southern edge, Carrer del Botànic Cavanilles its western edge beside the Jardins del Real, and Carrer del Doctor Gómez Ferrer its eastern edge. Benimaclet lies to the north and the faculties of the Blasco Ibáñez campus to the east and south.
The name is the same in Castilian and Valencian, though Spanish texts sometimes call the man Jaime Roig. It honours Jaume Roig, a Valencian physician and writer born in the city in the early 15th century and best known for the Espill, a long satirical poem from the golden age of Valencian literature. The street that carries his name, Carrer de Jaume Roig, runs through the barrio.
Before the 20th century this was farmland watered by the Séquia de Mestalla. It filled in as a residential area on the edge of the city in the early 1900s, which is why a few houses with private gardens survive between the apartment towers, something rare this close to the centre. The German school, the Deutsche Schule Valencia, stands on Carrer de Jaume Roig.
According to the Ajuntament's municipal register, 6,552 people lived in Jaume Roig on 1 January 2025. That is fewer than the 7,795 recorded in 1991: the barrio has aged and shrunk slightly while the city around it grew.
Transport and trade-offs: Facultats-Manuel Broseta station, on metro lines 3 and 9, is just outside the barrio on Blasco Ibáñez, and the Jardins del Real are across the street. The campus brings students, cafés and copy shops, and with them some noise and short lets. Next door, Ciutat Universitària has the faculties and Exposició runs down to the Turia.

What rent costs in Jaume Roig (September 2026)
Jaume Roig asks 14 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 980 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 7.3% above a year earlier, against 7% for the city as a whole.
