Living in Exposicio: a Valencia neighborhood guide

Exposicio (play_arrow) is the north-western barrio of El Pla del Real, between the Turia gardens to the west, Mestalla to the south and east and Ciutat Universitària to the north-east, and it takes in the Jardins del Real. The neighbourhood takes its name from the 1909 Valencia Regional Exhibition and most of its housing stock dates from the 1920s and 1930s, giving the streets a distinctive low-rise prewar character.

L'Exposició is the Valencian name and La Exposición the Castilian one; the barrio is named after the Valencia Regional Exhibition of 1909, held on this ground. According to the Ajuntament's municipal register, 7,020 people lived here on 1 January 2025, on 38.2 hectares (about 94 acres).

Apartments tend to be 100-140 square metres with original layout intact, parquet floors and tall windows. 2026 rents for a renovated 2-bed run 1,200 to 1,550 euros, with full-floor 3-beds clearing 2,200. The barrio is heavily residential - banks, dentists and pharmacies dominate the ground floor.

Transport: Alameda metro (L3, L5, L7, L9) is just across the Turia and Aragon metro (L5, L7) is 4 minutes walking. Bus 71 connects to the centre and bus 31 to the beach at Malva-rosa. The Turia gardens at the foot of the barrio give a 5-minute walk into Ciutat Vella or a flat cycle to Ciutat de les Arts in 12 minutes.

Trade-offs: this is a quiet residential pocket - nightlife is essentially nil and you will need to walk 15 minutes to Ruzafa or Ciutat Vella for energy. But for renters who want a low-traffic, well-lit, leafy and architecturally consistent neighbourhood within walking distance of every central need, Exposicio is one of Valencia's best-kept secrets.

The rent figure for Exposicio is a district number rather than a barrio one. What circulates is really the wider Pla del Real figure applied to Exposicio, and no separate Exposicio series is solid enough to override it.

Where that figure genuinely misleads is on the monthly total. The stock here is large, with 100 to 140 square metres normal and full-floor units not rare, so a mid-range rate across a big floor area lands you well above what the per-metre number suggests if you are picturing a two-bedroom flat.

There is also very little small stock to fall back on. The 1920s and 1930s buildings were not built with studios or one-bedroom units in them and few have been subdivided since, so a budget set by a one-bedroom city rent will not find much here.

The prewar low-rise is also why the light is different. Four and five storeys along wide diagonal streets means these flats keep sun that taller barrios lose, and it is the thing residents mention first when you ask why they have not moved.
