Living in Ciutat Universitaria
Ciutat Universitaria () is the central campus zone within El Pla del Real, surrounding the Universitat de Valencia humanities and law faculties along Avenida de Blasco Ibáñez. The barrio lies on the north side of Avenida de Blasco Ibáñez, with the Universitat Politècnica de Valencia (UPV) campus 10 minutes east.
Ciutat Università ria is the Valencian name and Ciudad Universitaria the Castilian one; both mean university city, after the campus the barrio grew around. According to the Ajuntament's municipal register, 2,778 people lived here on 1 January 2025, on 27.7 hectares (about 68 acres).
Housing is dominated by 1970s and 1980s blocks built specifically to serve the university - dense student demand keeps occupancy near 100 percent during the academic year. Most flats are 70-90 square metres with practical layouts rather than period details, and many are let by the room.
Transport: Facultats metro (L3) sits at the heart of the barrio and reaches Xativa station in 5 minutes or Alameda in 2. EMT buses 30 and 71 run along Blasco Ibáñez. Many residents do not own cars - the bike infrastructure is excellent and the centre is a 12-minute ride.
Trade-offs: the academic calendar dominates the social rhythm - rent demand spikes in September, terraces empty in August, and the barrio has a young rather than family demographic. But for any household with a university connection or an academic professional moving to Valencia, Ciutat Universitaria is the obvious central-but-not-too-central address.
What rent costs in Ciutat Universitaria (September 2026)
Ciutat Universitaria asks 17 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² (about 753 sq ft) two-bedroom lists at around 1,190 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 29.6% above a year earlier, against 16.2% for the city as a whole. A swing that size in a small barrio usually means a handful of listings moved the average, not the market.

Ciutat Università ria is a landlord's market from the first week of September. The blocks are 1970s and 1980s flats of 70 to 90 m² (about 753-969 sq ft) built for the university, and most are let by the room, so the whole-flat figure understates what a sharer pays in total. Demand is set by the enrolment cycle rather than by the wider city: prices jump in late summer, soften in June, and academic staff who can sign in spring get the best of it.
