Valencia's newest-looking barrio in Rascanya, built from the 1990s as Nou Orriols, with a big park, the Levante stadium and open huerta to the north
Living in Sant Llorenç
Sant Llorenç () is the northernmost barrio of the Rascanya district, on the northern edge of Valencia. Its Valencian name is the official one; in Castilian it is San Lorenzo, and it was first known as Nou Orriols (Nuevo Orriols). It borders the municipalities of Alboraia and Tavernes Blanques to the north, Orriols to the west, and Benimaclet and Camí de Vera to the east. The Ronda Nord, here the Avinguda dels Germans Machado, crosses it from east to west, and much of the land north of it is still open huerta.
Sant Llorenç is Valencian for Saint Lawrence. The barrio was built from the 1990s as an extension of Orriols, which is why it was first called Nou Orriols. According to the local history recorded for the barrio, it later took the name of the orchards that stood on the site, the horts de Sant Llorenç. We have not found a primary source that explains how those orchards got their name, so we do not go further than that.
According to the Ajuntament's municipal register, 11,464 people lived in Sant Llorenç on 1 January 2025, on 153.2 hectares. In 1991 it had 2,712, which makes it one of the fastest-growing barrios in the city over that period. Most of the housing is in 1990s and 2000s blocks, and the Parc d'Orriols, despite its name, sits in the middle of Sant Llorenç. The Ciutat de València stadium, home of Levante UD, is beside it.
Transport and trade-offs: tram line 6 stops at Orriols, Alfauir and Estadi Ciutat de València, and Machado metro station (L3/L9) is close by, with a direct run to Xàtiva. The streets are newer and greener than in older Rascanya, but the barrio is spread out, the Ronda Nord splits it, and match days bring crowds. Orriols is next door to the west, and Camí de Vera lies to the south-east.

What rent costs in Sant Llorenç (September 2026)
Sant Llorenç asks 16 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 4.7% below a year earlier, while the city as a whole moved 7% the other way.
This is the figure for the barrio itself. The Rascanya district it belongs to reads 17 EUR on the same index.
