Living in Tormos

Tormos () is a residential barrio in the north-west of the La Saïdia district. Avenida del Doctor Peset Aleixandre forms its northern and western edge, facing Torrefiel and Benicalap, Avenida de la Constitución separates it from Sant Antoni to the east, and the old route of the narrow-gauge railway, now part of the Parc de Marxalenes, marks its southern edge with Marxalenes.

The name is the same in Castilian and Valencian. It comes from the Séquia de Tormos, one of the historic irrigation channels of the Horta whose farmers still meet at the Tribunal de les Aigües: a branch of it watered most of the fields here before the city spread north. What the word Tormos itself first meant, the sources we checked do not say, so treat any explanation of it as unconfirmed.

The land was farmland and marsh tied to Marxalenes until the 20th century. The old Camí de Montcada crossed it from south to north, and the ring road that bounds it, today's Peset Aleixandre avenue, was laid out in 1902 as the Camí de Trànsits.

According to the Ajuntament's municipal register, 8,858 people lived in Tormos on 1 January 2025, on 28.0 hectares. Part of the Parc de Marxalenes, including a restored farmhouse, lies inside the barrio, along with the Marxalenes sports ground.

Transport and trade-offs: the Marxalenes and Trànsits stops on tram line 4 are at or near its southern edge, and EMT buses run along the big avenues. There is little to draw visitors and the avenues are busy, but for everyday life the park, schools and shops are all close. Neighbouring Marxalenes and Benicalap are similar in feel.

What rent costs in Tormos (September 2026)

Tormos asks 16 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.

Asking prices here are 3.7% above a year earlier, against 7% for the city as a whole.

This is the figure for the barrio itself. The La Saidia district it belongs to reads 17 EUR on the same index.

Most of Tormos is 1960s to 1990s blocks, so the figure above is a fair guide; renovated flats near the park let above it.
