Living in Mislata: rent, metro and schools next to Valencia

A town of 47,079 residents on about two square kilometres, joined to the city on its western side, with two Metrovalencia stations and rent and sale indexes both below the city's.

Mislata is where Valencia's built-up area simply carries on. You cross from the city into the town along an ordinary street, and most people only notice from the signs.

It has 47,079 residents on the 2025 padr贸n () in about two square kilometres, a density of more than 22,000 people per square kilometre, which is among the highest of any municipality in Spain.

It is a separate municipality with its own council, its own fiestas, a weekly Saturday market and a historic covered cross, the Creu Coberta. It sits beside the V-30 ring road, on the western edge of the city.

Metro: two stations, three lines, one fare overlap

Mislata has two Metrovalencia stations inside its boundary, Mislata and Mislata-Almassil, and trains of lines 3, 5 and 9 stop at both. Line 3 opened here in 1999 along the old railway alignment, which now runs underground beneath Avenida de Gregorio Gea.

Heading into the city, the next stops are Nou d'Octubre, Avinguda del Cid, 脌ngel Guimer脿 and X脿tiva. That puts Col贸n five stops from Mislata on line 3, without a car and without a transfer.

Both stations are in the A-B fare overlap on the Metrovalencia route diagram, so a trip into the city is not billed as a full two-zone journey from a zone B town. Fares change, so check the current price on ATMV's page before you budget a commute.

Buses fill the gaps. A Fernanb煤s line runs between Mislata and the Mercat Central in Valencia, MetroBus lines link the town with Quart de Poblet, Manises, Aldaia and Alaqu脿s, and the council runs a public bike-hire service, Bicim. By car the V-30 is beside the town, and the city's low emission zone rules apply once you drive in.

Renting in Mislata: cheaper than the city

Fotocasa splits the town into four zones, but three of them repeat the whole-town row exactly, so the zone figures add nothing here. Most of the rental stock is apartment blocks, so whether a flat has a lift matters more than which street it is on.

Buying in Mislata: about three quarters of the city's price per square metre

Fotocasa's sale index reads 2,610 EUR per square metre for Mislata in September 2026, against 3,352 EUR for the city of Valencia. That is about 78 per cent of the city's level, and the Mislata index is up 13.5 per cent on a year earlier.

Inside the town the zones differ more than the rent index suggests. Fotocasa shows 2,291 EUR per square metre in the Juzgados zone and 2,900 EUR in La Constituci贸-Canaleta. Both are thin samples, so use them to compare streets, not to price a flat.

Rent and sale prices both sit at roughly three quarters of the city's, so the case for Mislata is much the same for a tenant and an owner: a metro station and a city-side address at a lower price per square metre.

The densest town in Spain: what it means day to day

Mislata's 47,079 residents live in about two square kilometres. Few municipalities in Spain are denser, and the town has grown by about nine per cent since 2014.

In practice that means apartment blocks, little space between them and a town you can cross on foot in minutes. Check where the nearest green space is before you sign, and visit at the hours you would actually be home.

Schools in Mislata

The council's own directory lists seven state primary schools (Mestre Serrano, L'Almassil, Jaume I, Gregorio Mayans, El Cid, Ausi脿s March and Amadeo Tortajada) and three state secondary schools (IES M煤sic Mart铆n i Soler, IES Mol铆 del Sol and IES La Morer铆a).

It also lists Colegio Santa Cruz and Colegio Sagrado Coraz贸n, which carry no public label, and a vocational training centre, CIPFP Mislata. Check each school's status in the Generalitat's directory before you count on a place.

Market, fiestas and the Creu Coberta

Mislata has a weekly Saturday street market, which the council regulates through its own permits for traders. The council also lists a municipal library, the Carmen Alborch cultural centre and La F脿brica sociocultural centre.

The patron-saint fiestas fall in the last third of August and are organised with the town's two clavar铆as, the brotherhoods of the Virgin of the Angels and of the Holy Christ of Faith. In 2026 the council's programme ran from 20 August to 5 September and included a giant paella, a Moorish procession and daytime firecracker displays.

The Creu Coberta, the covered cross, is the town's best-known monument. Its stone arches and central column are worth a short detour if you are in the area.

Who Mislata suits

It suits people who want a metro station close to home and a short ride to Col贸n without paying city rents, and buyers who want a flat beside the city at a lower price per square metre.

It suits you less if you want space, a garden or quiet streets. For more room outside the city compare Paterna or Torrent, and on the city side compare L'Olivereta, Campanar and Patraix.

Registering and paperwork in Mislata

Your padr贸n () registration is made at the town's ajuntament (), in Pla莽a de la Constituci贸 8, and the certificate names Mislata even though the streets look continuous with the city.

Treating it as a district of Valencia

It is a separate municipality with its own council. Registration, local taxes and services run through Mislata's town hall even where the street looks continuous with the city.

Expecting a quiet suburb

At more than 22,000 residents per square kilometre it is one of the densest towns in Spain. Judge the specific block and street, not the town.

Quoting one rent for the whole town

Fotocasa's zone rows mostly repeat the town figure. Compare real listings for the street and the building.

Budgeting the metro from an old fare

Both stations are in the A-B overlap, and fares change. Look up the current ATMV price for your own trip.

    The rent and sale indexes both sit below the city's, in similar proportion. Compare the monthly cost of renting with the cost of owning before you decide.

    Ride from Mislata or Mislata-Almassil at the hour you would commute, and measure the walk from the flat to each station.
