Living in San Antonio de Benageber

The commute: no station, and a motorway instead

Be clear about this before anything else: San Antonio de Benageber has no metro station. The town hall's own transport page names the nearest ones on Line 2 towards Lliria, and they are La Vallesa, Entrepinos, Montesol and L'Eliana. All of them are in a neighbouring municipality.

What the town has instead is the CV-35, the Ademuz motorway, running along its edge with bus stops on it. The council lists five daytime lines through the municipality: 136A Lliria to the universities, 136B from L'Eliana to the universities, 145A Valencia to Lliria, 145BC Valencia to Lliria and Gestalgar, and 146 from Benaguasil through L'Eliana into Valencia. Two night lines, 134N and 145N, cover the small hours.

On the 145A timetable the CV-35 stops here sit between Burjassot Facultades, about fifteen minutes from Gran Via Ramon y Cajal, and L'Eliana at around thirty. That is a genuinely quick run into the north west of the city when the motorway is clear, and a slower one when it is not.

The practical shape of a commute here is therefore either the bus on the CV-35, or a short drive to a Line 2 station and the train from there. Both work. Neither is a five minute walk, and that is the trade this town asks you to make.

If you drive the whole way in, read the low emission zone rules first and price the parking at the far end rather than the fuel. The operator for the metropolitan buses here is Edetania Bus, and its timetables are published as PDFs by the town hall.

What it costs to rent

Fotocasa's rent index put San Antonio de Benageber at 13 EUR/m² in September 2026, 2 per cent down on the year, against 18 EUR/m² for the city of Valencia. It is the most expensive rental market of the four towns in this tranche and one of the flattest.

At that rate a 70 square metre two bedroom flat works out around 910 EUR a month, a 90 square metre three bedroom around 1,170 EUR and a 200 square metre house with a garden around 2,600 EUR. These are arithmetic on a published index rather than quotes from listings.

The index has barely moved in a year, sitting at 13 EUR every month since the spring. In a town whose population is growing this fast, a flat rent index usually means new supply is keeping up with demand. Read our renting guide for the contract and deposit rules before you commit.

What it costs to buy

Fotocasa had San Antonio at 2,225 EUR per square metre in September 2026, -6.4 per cent down on the year. That is about 66 per cent of the city of Valencia's rate, and it is the only town in this cluster where the sale index is falling.

The direction matters more than the level. Riba-roja rose 2.3 per cent over the same year and Naquera rose 5.2 per cent, while this index went from 2,377 EUR in June to 2,225 in September. A falling index in a growing town usually means new build coming onto the market, not falling demand, but it is worth asking an agent which it is here.

Schools

For a town of eleven thousand people the state provision is complete: two infant and primary schools, CEIP 8 de Abril and CEIP La Sabina, and a secondary, IES Benageber, all listed in the Generalitat's own directory of education centres for this municipality.

That matters more here than it sounds. Naquera and Serra, two of the other towns in this tranche, have one primary school each and no secondary at all, so their teenagers travel. Here they do not.

The town has one of its own too: Home School Internacional, a private bilingual school and Cambridge exam centre that is growing year by year towards a full Baccalaureate. Mas Camarena on the Betera side and IALE in L'Eliana are both a short drive if you want an alternative. What the town is actually like

The original village is small, low and regular: an arcaded Casa Consistorial on a paved square with a stone fountain, a few streets of two storey houses behind it, and clipped street trees. It was laid out as a piece, in the 1950s, and it still reads that way.

Around that core the town is mostly detached and semi detached housing in urbanizaciones, spreading north and west across a municipality of only 8.74 square kilometres. Density is low, plots are large by Spanish standards, and almost everybody drives.

It has no monument to speak of and no medieval quarter, which is the honest reason it rarely appears on a list of pretty villages near Valencia. What it has instead is a young population, new infrastructure, and a school run that does not leave the municipality.

Who it suits, and who it does not

It suits families who want state schooling from three to eighteen inside their own town, a garden, and a motorway junction rather than a platform. That combination is genuinely hard to find this close to Valencia.

It suits anyone working in the north west of the city or at the universities: two of the five bus lines through the town run directly to the UPV and UV campuses, which is not something most commuter towns can say.

It suits you badly if you want to live without a car, or if you want the character of an old Valencian town. Lliria and Riba-roja de Turia both have a real casco antiguo (play_arrow) and a station. This town has neither, and charges more per square metre than either of them.

Because the municipality is young, so is much of its housing stock, and that changes what you are checking. Community fees on an urbanizacion with pools and green space are a real monthly cost here, and they are not in any asking price. Ask for the last two years of community accounts as well as the utility bills.
