Living in La Creu Coberta, Valencia: a neighborhood guide

Living in La Creu Coberta
La Creu Coberta () is a barrio of the Jesús district in the south of Valencia. Its Valencian name is the official one; in Castilian it is Cruz Cubierta. It borders La Raiosa to the north, Malilla in Quatre Carreres to the east across the railway tracks, Sant Marcel·lí and Camí Reial to the south, and L'Hort de Senabre to the west. Carrer de Sant Vicent Màrtir, the old royal road to Xàtiva and Madrid, runs through it from north to south.
Creu coberta means "covered cross" in Valencian. The name comes from a stone wayside cross raised on the royal road in the fourteenth century, which was given a small roof on pillars in the fifteenth or early sixteenth century and became known as the Creu Coberta. It marked the southern limit of the city, was restored in 1898 and was rebuilt in 1943 after being destroyed. It still stands on Sant Vicent Màrtir, and its name passed to the farmland around it and later to the barrio.
According to the Ajuntament's municipal register, 6,145 people lived in La Creu Coberta on 1 January 2025, on 37.5 hectares, so it is far less dense than its neighbours. Low older houses along Sant Vicent Màrtir sit beside newer blocks, and works began in 2019 on a garden that keeps the remains of the old Alqueria de la Creu.
Transport and trade-offs: there is no metro station inside the barrio; Jesús station, on lines 1, 2 and 7, is a walk to the north, and EMT buses run along Sant Vicent Màrtir. The railway tracks cut it off from Malilla to the east, and Sant Vicent carries a lot of traffic. La Raiosa lies to the north and L'Hort de Senabre to the west.

What rent costs in La Creu Coberta (September 2026)
La Creu Coberta asks 16 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 11.2% above a year earlier, against 7% for the city as a whole.
This is the figure for the barrio itself. The Jesus district it belongs to reads 17 EUR on the same index.
Fotocasa publishes exactly the same figure and trend for La Creu Coberta as for the Jesús district as a whole, so treat it as a district-wide guide rather than a figure for this barrio.
Our renting guide explains what landlords ask for and what the fianza and agency fee add on signing day, and the upfront cost calculator runs the maths for any rent.
Public and concertado schools in this neighbourhood
The Conselleria's school guide doesn't allow direct links to an individual school's page, so each card below gives you the school's official code instead. Open the guide, paste the code into the search box and the school's page comes up. Like many Spanish public administration websites, it takes a little patience.
