Living in La Raiosa

La Raiosa () is the northernmost barrio of the Jesús district, south-west of the city centre. Its Valencian name is the official one; in Castilian it is usually written La Rajosa. It forms an irregular triangle bounded by the Avinguda de César Giorgeta to the north, the railway lines out of the Estació del Nord, Carrer de la Pianista Amparo Iturbi and Carrer de Veneçuela to the south, and the streets of Jesús and Gaspar Aguilar.

The origin of the name is not clear. It goes back to the medieval partida and alqueria of la Rajosa, recorded in the Llibre del Repartiment after the 1238 conquest, and to the braç de la Rajosa, the first of the branches of the Favara irrigation channel that watered its orchards. What the word itself originally meant is not settled, so we do not offer a translation.

According to the Ajuntament's municipal register, 16,229 people lived in La Raiosa on 1 January 2025, on 37.5 hectares, which makes it one of the densest barrios in this part of the city. Carrer de Sant Vicent Màrtir runs through it from north to south and links it straight to the centre. The Mercat de Jesús sits on the square of the same name, and the old Jesús station of the narrow-gauge railway is now a library and a centre for older residents.

Transport and trade-offs: Jesús and Patraix metro stations, both on lines 1, 2 and 7, are on the barrio's western edge, and the walk to the Estació del Nord and the centre is short. Sant Vicent Màrtir and the Avinguda Giorgeta carry heavy traffic, and most flats are in 1960s and 1970s blocks. L'Hort de Senabre lies to the south, and La Creu Coberta to the south-east.

What rent costs in La Raiosa (September 2026)

La Raiosa asks 18 EUR per m² a month on Fotocasa's rent index for September 2026, level with the city of Valencia as a whole. At that rate a 70 m² two-bedroom lists at around 1,260 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.

Asking prices here are 2.9% above a year earlier, against 7% for the city as a whole.

This is the figure for the barrio itself. The Jesus district it belongs to reads 17 EUR on the same index.
