Living in La Creu del Grau

La Creu del Grau () is a barrio of the Camins al Grau district, in the east of Valencia. Its Valencian name is the official one; in Castilian it is La Cruz del Grao. It is bounded by the Avinguda del Port to the north, Carrer d'Eivissa to the east, the Avinguda de França, Carrer de Menorca and the Avinguda de les Balears to the south, and Carrer de Lebon to the west. It borders Aiora to the north, El Grau to the east, Penya-roja to the south and Camí Fondo to the west.

Creu del Grau means "cross of the Grau". The barrio takes its name from the Creu Coberta del Grau, a covered stone boundary cross that stood from the fourteenth century on the old road from the city to the Grau, like the Creu Coberta on Sant Vicent Màrtir in the south. It has been moved, restored and rebuilt several times; today an iron replica on a stone pedestal, without its roof, stands at number 119 of the Avinguda del Port.

According to the Ajuntament's municipal register, 15,329 people lived in La Creu del Grau on 1 January 2025, on 39.2 hectares, up from 12,494 in 1991, which makes it one of the densest barrios in the city. Fields watered by the Mestalla channel gave way first to industry near the port road, then to housing blocks. One relic of that industry, the iron frame of a Gas Lebon gas holder, now stands in a playground in a new park.

Transport and trade-offs: Marítim station, on lines 5, 6, 7 and 8, and Ayora station, on lines 5 and 7, are on or near its edges, and EMT buses run along the Avinguda del Port. Everyday shops and bars are everywhere, but streets are narrow and parking is hard. Aiora lies to the north, Camí Fondo to the west and Penya-roja to the south.

What rent costs in La Creu del Grau (September 2026)

La Creu del Grau asks 16 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.

Asking prices here have barely moved in a year (0%), against 7% for the city as a whole.

This is the figure for the barrio itself. The Camins al Grau district it belongs to reads 19 EUR on the same index.

Fotocasa publishes a figure for La Creu del Grau, but it has not moved at all over the past year, which suggests a thin sample; treat it with caution.
