Living in Tres Forques, Valencia: a neighborhood guide
A L'Olivereta barrio with the Hospital General and the Parc de l'Oest
Living in Tres Forques
Tres Forques () is a barrio of the L'Olivereta district in the west of the city, roughly a rectangle between the Avinguda del Cid to the north and the Avinguda de Tres Forques to the south, with the Avinguda de Tres Creus on its western side.
The Ajuntament uses the name Tres Forques in both Castilian and Valencian, and it is also the name of the avenue on its southern edge. In Valencian forques is the plural of forca, which the Diccionari Català-Valencià-Balear defines both as a pitchfork and as the gallows. We found no reliable source that says which of the two the name refers to, so read "three forks" or "three gallows" as possibilities, not facts.
Its biggest building is the Hospital General Universitari, on the Avinguda de Tres Creus, and the Parc de l'Oest gives it a large public park. According to the Ajuntament's municipal register, 10,386 people lived in Tres Forques on 1 January 2025, on 52.7 hectares, up from 8,384 in 2001.
Transport and trade-offs: Avinguda del Cid and Nou d'Octubre stations, on metro lines 3, 5 and 9, are along its northern edge. The two avenues carry heavy traffic into the city and the hospital adds more. For an older centre, Patraix is to the east, and Nou Moles lies across the Avinguda del Cid.

What rent costs in Tres Forques (September 2026)
Tres Forques asks 17 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,190 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here have barely moved in a year (0%), against 7% for the city as a whole.
This is the figure for the barrio itself. The L'Olivereta district it belongs to reads 17 EUR on the same index.
Tres Forques mixes older social housing with later blocks, so condition varies a lot from street to street.
Our renting guide explains what landlords ask for and what the fianza and agency fee add on signing day, and the upfront cost calculator runs the maths for any rent.
Public and concertado schools in this neighbourhood
The Conselleria's school guide doesn't allow direct links to an individual school's page, so each card below gives you the school's official code instead. Open the guide, paste the code into the search box and the school's page comes up. Like many Spanish public administration websites, it takes a little patience.
