Living in Nou Moles
Nou Moles () is the largest barrio of the L'Olivereta district, in the west of the city. Roughly, the Avinguda del Cid marks its southern edge, the Turia gardens and the Passeig de la Petxina its northern one, Carrer del Nou d'Octubre the west and Avinguda de P茅rez Gald贸s the east.
The Ajuntament uses the same name, Nou Moles, in Castilian and Valencian. In Valencian nou means new, and moles are millstones, the pair of round stones that grind grain in a mill, according to the Diccionari Catal脿-Valenci脿-Balear. The sources we checked do not say which mill the name remembers, so read it as "the new millstones" rather than a dated landmark.
It is a dense, settled barrio. According to the Ajuntament's municipal register, 27,844 people lived in Nou Moles on 1 January 2025, on 74.0 hectares, close to the 27,622 counted in 1991. The former Pres贸 Model, the old city prison, now houses the Generalitat's Ciutat Administrativa 9 d'Octubre offices.
Transport and trade-offs: Avinguda del Cid and Nou d'Octubre stations, on metro lines 3, 5 and 9, run along its southern edge, with direct trains to X脿tiva in the centre and, on lines 3 and 5, to the airport. The Avinguda del Cid is a busy entrance to the city and parking is hard. Tres Forques lies across the avenue and small Soternes is just west.

What rent costs in Nou Moles (September 2026)
Nou Moles asks 16 EUR per m虏 a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m虏 two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 5.9% below a year earlier, while the city as a whole moved 7% the other way.
This is the figure for the barrio itself. The L'Olivereta district it belongs to reads 17 EUR on the same index.
Nou Moles is mostly 1960s and 1970s flats, so the figure above is a fair guide; renovated flats near the Turia let higher.
