Living in La Vega Baixa

La Vega Baixa () is one of the smallest barrios of Valencia, in the Algirós district in the north-east of the city. The Ajuntament's register spells it La Bega Baixa; in Castilian it is La Vega Baja, and it is also known as the barri de Sant Josep. It borders La Carrasca to the north along Carrer d'Albalat dels Tarongers, Ciutat Jardí to the east, L'Amistat and a stretch of Mestalla to the south across the Avinguda de Blasco Ibáñez, and Ciutat Universitària to the west.

Vega baixa means "lower plain", and the Vega Baja is also the name of the lower Segura valley in the south of the Valencian Community. The usual explanation for the barrio's name is that its streets are named after rivers of the southern Valencian basins, such as the Xúquer, the Clariano, the Gorgos and the Serpis. We have not found a primary source that confirms how the name was chosen, so treat that as the common account rather than settled fact.

According to the Ajuntament's municipal register, 5,564 people lived in La Vega Baixa on 1 January 2025, on just 19.4 hectares, down slightly from 5,940 in 1991. Sitting between the Blasco Ibáñez, Tarongers and Vera campuses, it has long housed students, and the Plaça del Xúquer became one of the city's best-known nightlife spots in the 1980s. The parish of Sant Francesc Xavier, founded in the 1950s, has a tall cross facing Blasco Ibáñez.

Transport and trade-offs: Aragó and Amistat stations, on metro lines 5 and 7, are a short walk away, Facultats, on lines 3 and 9, is just to the west, and the tram runs along the Avinguda dels Tarongers to the north. It is lively and well connected, but noise around the plaça at night and a high turnover of student flats come with it. Ciutat Jardí lies to the east, La Carrasca to the north and L'Amistat to the south.

What rent costs in La Vega Baixa (September 2026)

La Vega Baixa asks 16 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.

Asking prices here are 6.1% above a year earlier, against 7% for the city as a whole.

This is the figure for the barrio itself. The Algiros district it belongs to reads 16 EUR on the same index.
