Living in Illa Perduda
Illa Perduda () translates as Lost Island - the name is usually explained by the way this eastern end of Algirós, beside Beteró and Ciutat JardÃ, sat cut off among the fields and roads. Today it is a barrio within metro reach of central Valencia, with heavy student demand from nearby UPV.
L'Illa Perduda is the Valencian name and La Isla Perdida the Castilian one. According to the Ajuntament's municipal register, 8,491 people lived here on 1 January 2025, on 23.2 hectares (about 57 acres).
Housing is mostly 1960s and 1970s blocks with 70-90 square metre flats, terrazzo floors and balconies. Renovation is light - some buildings still have original wiring. Shared rooms are among the cheapest student rent in the city.
Transport: Aiora metro (L5, L7) is a short walk south-west and reaches Xativa in about 9 minutes. EMT bus 98 connects to UPV in about 5 minutes. The beach is about 1.5 km (about 0.9 mi) east. The barrio's flat grid and wide pavements make cycling easy.
Trade-offs: streetscape is plain 1960s blocks with limited charm, building maintenance varies widely, and the barrio is residential rather than a destination. But for students at UPV who want a metro-served flat and a 10-minute bike ride to campus, Illa Perduda is the obvious choice.
What rent costs in Illa Perduda (September 2026)
Illa Perduda asks 18 EUR per m² a month on Fotocasa's rent index for September 2026, level with the city of Valencia as a whole. At that rate a 70 m² (about 753 sq ft) two-bedroom lists at around 1,260 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 36.7% above a year earlier, against 16.2% for the city as a whole. A swing that size in a small barrio usually means a handful of listings moved the average, not the market.

Illa Perduda is priced by the academic calendar. The stock is 1960s and 1970s blocks of 70 to 90 m² (about 753-969 sq ft), much of it let by the room to UPV students, and the whole-flat listings that surface in June and July are the ones to watch, because by mid-September the sharers have taken everything with a metro stop nearby. Unrenovated flats with original wiring still come in under the barrio figure; anything refitted for sharing is priced per room and adds up to more.
