Living in Poblats Marítims
Poblats Marítims () is the broader maritime district that encompasses El Cabanyal, El Grau, Nazaret, and the area around La Marina de Valencia. While El Cabanyal gets its own spotlight, the surrounding maritime villages offer their own distinct character and some of the best value waterfront living in a European city.
Poblats Marítims is the Valencian name and Poblados Marítimos the Castilian one; both mean the maritime villages, after the seafront settlements of El Grau, El Cabanyal and their neighbours, which were a separate municipality, Poble Nou de la Mar, until Valencia annexed it in 1897. According to the Ajuntament's municipal register, its five barrios had 57,715 residents on 1 January 2025.
La Marina de Valencia is the district's crown jewel. This transformed port area now hosts restaurants, events, co-working spaces, and the Americas Cup legacy infrastructure. The Sunday morning stroll along the marina is a Valencia ritual, and the area continues to develop with new dining and cultural venues.
El Grau, the traditional port neighborhood, offers affordable apartments close to the beach and the marina. Nazaret, further south, is rougher around the edges but undergoing slow regeneration. For expats who want to live near the sea without Cabanyal's increasingly trendy prices, these sub-neighborhoods are worth exploring.
The main challenge is connectivity. Poblats Marítims is further from the city centre, and while tram lines help, you will rely on them daily. Some areas still lack the amenities and commercial life of more established neighborhoods. But the waterfront lifestyle and improving infrastructure make it a strong bet for the medium term.
La Marina's transformation has a specific start date: 2007, when Valencia hosted the 32nd America's Cup and rebuilt the old inner port basin to host it, then did it again for the 33rd Cup in 2010. What used to be Marina Real Juan Carlos I is now a roughly one-million-square-metre stretch of water and land with 820 moorings, restaurants and event space where working docks used to be. In between the two America's Cups, the same waterfront also hosted the street circuit for Formula 1's European Grand Prix, run here from 2008 to 2012 - one more sign of how fast this district has been reinvented since the fishing-village decades that shaped El Grau and El Cabanyal.
What rent costs in Poblats Marítims (September 2026)
Poblats Marítims asks 18 EUR per m² a month on Fotocasa's rent index for September 2026, level with the city of Valencia as a whole. At that rate a 70 m² (about 753 sq ft) two-bedroom lists at around 1,260 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 8% above a year earlier, against 16.2% for the city as a whole.

Getting around
Tram lines 4 and 6 run the length of the seafront, and metro line 10 reaches Natzaret at the southern end. Maritim is the interchange with the rest of the network.
The port and the marina cut the district off from the south, so getting from Natzaret to the Malva-rosa means going round rather than through.
What sets it apart
This is the only district on the sea, and until 1897 it was a separate town. That history is still visible in the low-rise fishermen's housing and the tiled modernista facades of El Cabanyal, which are unlike anything else in Valencia.
Its five barrios range from the container port at El Grau to the beach promenade at La Malva-rosa to the still-isolated Natzaret.
Who it suits
People who will trade a longer commute for beach access and the most distinctive architecture in the city.
El Cabanyal suits buyers willing to renovate. La Malva-rosa suits renters who want the promenade. Natzaret suits anyone betting on the line 10 extension.
