Living in Soternes
Soternes () is a small barrio of the L'Olivereta district on the western edge of the city, against the municipal boundary with Mislata. Carrer del Nou d'Octubre separates it from Nou Moles to the east, and the Avinguda del Cid marks its southern edge.
The Ajuntament uses the name Soternes in both Castilian and Valencian. According to the Gran Enciclopèdia Catalana, it began as a rural partida and hamlet that grew up in the 15th century around the sanctuary of Sant Miquel, and in the 17th century it was also called Cerdanet after its lords, the Cerdà de Tallada; an older form of the name was Soterna. We found no reliable source for what the word Soternes itself means, so we do not guess.
According to the Ajuntament's municipal register, 5,183 people lived in Soternes on 1 January 2025, on just 22.4 hectares. Most of it is flats built on former farmland, with some old brick walls and workshops still standing between the blocks.
Transport and trade-offs: Nou d'Octubre station, on metro lines 3, 5 and 9, is at its south-east corner on the Avinguda del Cid, and Mislata station is just over the boundary. The barrio has few services of its own, so many residents shop in Mislata. For more shops, Nou Moles is across Nou d'Octubre, and Tres Forques lies south-east, across the Avinguda del Cid.

What rent costs in Soternes (September 2026)
Soternes asks 17 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,190 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 1.8% above a year earlier, against 7% for the city as a whole.
This is the figure for the barrio itself. The L'Olivereta district it belongs to reads 17 EUR on the same index.
Soternes is small and has few listings at any time, so the figure above can move more from month to month than in larger barrios.
