Living in Vara de Quart
Vara de Quart () is the south-western edge of Patraix, between Avenida Tres Cruces and the V-30 ring road. Historically it has been Valencia's main industrial-residential border - warehouses, small factories and worker flats mixing across the same blocks. The V21 boulevard project is converting the old Vara de Quart industrial spine into a tree-lined avenue with new residential mid-rise, and the ongoing works are starting to shift the barrio's trajectory.
La Vara de Quart is the Valencian name and the Castilian one is the same. It was the name of the old huerta district along the road to Quart de Poblet; what vara refers to here is not settled, so we leave it there. According to the Ajuntament's municipal register, 10,203 people lived here on 1 January 2025, on 103.5 hectares (about 256 acres).
Housing is dominated by 1960s and 1970s worker blocks and a small but growing share of post-2015 mid-rise built on former warehouse land. The price gap to neighbouring Patraix proper is meaningful and the upside thesis depends on the V21 timeline.
Transport: Nou d'Octubre metro (L3, L5) is 10 minutes north and reaches Xativa in 7 minutes. EMT buses 72 and 73 run along Avenida Tres Cruces. Bike infrastructure has improved sharply since 2022.
Trade-offs: streetscape today is uneven (warehouses still mix with residential), the barrio is not a destination and English-language services are essentially zero. But for renters and investors with a multi-year horizon who want the cheapest tier of city-limit rent on a clear regeneration trajectory, Vara de Quart is one of the highest-upside addresses in west Valencia.
What rent costs in Vara de Quart (September 2026)
Vara de Quart asks 12 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² (about 753 sq ft) two-bedroom lists at around 840 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 6.2% below a year earlier, while the city as a whole moved 16.2% the other way.
This is the figure for the barrio itself. The Patraix district it belongs to reads 15 EUR on the same index.
Vara de Quart is the cheapest per-metre address inside the city for a reason: half the stock is still 1960s and 1970s worker blocks between working warehouses. The post-2015 mid-rise built on former industrial plots asks well above the barrio figure and rents to hospital and office staff who want a new flat at a Patraix-district price. The gap between the two is the story here, and it will close as the V21 boulevard works finish.
