Living in Mestalla
Mestalla () wraps around the Estadio de Mestalla, Valencia CF's home ground since 1923. On match weekends the barrio hums - bars on Avenida de Suecia and the streets around the stadium fill up two hours before kickoff and stay full until the metro stops running. Eleven other days a fortnight it returns to a quieter, family-friendly pocket of mid-rise flats and neighbourhood cafes.
The barrio has the same name in Valencian and Castilian. Mestalla is also the name of one of the historic irrigation channels of the Valencian huerta, the Séquia de Mestalla, which ran through this land; the origin of the word itself is not settled. According to the Ajuntament's municipal register, 14,856 people lived here on 1 January 2025, on 84.4 hectares (about 209 acres).
The geography matters. Mestalla faces Eixample across the Turia gardens and borders Algirós to the east, which means you get the same metro lines (3, 5, 7 and 9 nearby), the same big-city services, but rents that run 100 to 250 euros below the equivalent flat across the river on Avenida del Reino de Valencia. The buildings are mostly 1960s-1980s with lifts and parking - less elegant than Eixample's modernist façades, more practical for daily life.
It's the kind of barrio expats discover by accident. They come for an apartment viewing in Eixample, the agent shows them a three-bedroom in Mestalla for 200 euros less, and they realise it's eight minutes' walk from the same bakery, the same Mercadona, the same Carrefour. The Valencia CF stadium plan (the Nou Mestalla project, with completion of the works targeted for summer 2027) may shift the dynamic once the move happens, but for 2026 it's a quiet bargain.
Downsides: the football crowd is real - if you live on a street near the stadium and you don't enjoy chants, that's a constant. Restaurant scene is decent but doesn't compete with Ruzafa. Green space is limited unless you walk to Viveros or the Turia. For most expats trading style for square metres, Mestalla makes sense.
What rent costs in Mestalla (September 2026)
Mestalla asks 18 EUR per m² a month on Fotocasa's rent index for September 2026, level with the city of Valencia as a whole. At that rate a 70 m² (about 753 sq ft) two-bedroom lists at around 1,260 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 17.1% above a year earlier, against 16.2% for the city as a whole.
This is the figure for the barrio itself. The El Pla del Real district it belongs to reads 17 EUR on the same index.
Mestalla is priced as the practical alternative to the Eixample next door. The stock is 1960s to 1980s three-bedroom flats with lifts and parking, and the tenants are families and professionals who worked out they were paying a premium for a facade rather than for a bakery or a metro line. Two things move the figure street by street: match days, which take something off a flat directly on the stadium blocks, and the Nou Mestalla move, which will reshape the barrio when it lands.
