Living in El Saler
El Saler () is the southern coastal Pobles del Sud village with 2,030 residents, sitting inside the Albufera Natural Park between the sea, the pine forests of the Devesa and the lagoon. The barrio is the southern beach destination for many Valencia residents thanks to wide sandy beaches, a Parador hotel, the El Saler golf course and protected dune walks. Off-season the village is genuinely calm; summer brings a clear surge of day visitors and renters.
El Saler has the same name in Valencian and Castilian. Saler is usually linked to salt (sal) and to old salt pans on this coast, though we have not found a primary source that confirms it. According to the Ajuntament's municipal register, 2,030 people lived here on 1 January 2025, on 824.8 hectares (about 2,038 acres).
Housing mixes traditional village houses near the sea, post-1980 chalets in the pine-forest pockets, and a noticeable share of second homes. EMT bus 25 connects the barrio to the centre in around 25 minutes. Realistic mainly for renters who actively want forest-and-beach living and either work remotely or have a car for off-bus trips.
El Saler is the rare address where you can live among the Devesa pine forest with the lagoon on one side and a wide protected beach on the other, all inside the Albufera Natural Park. The setting drives everything: dune walks, the El Saler golf course beside the Parador, and the off-season calm of a village that empties out once the summer crowds leave.

EMT bus 25 is the public link to the centre in around 25 minutes, but a car helps for everything off the bus line. The honest trade-off is forest-and-beach living inside a protected park against real summer day-visitor traffic, limited off-season commerce and dependence on that single bus route.
What rent costs in El Saler (September 2026)
El Saler asks 14 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² (about 753 sq ft) two-bedroom lists at around 980 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 6.8% below a year earlier, while the city as a whole moved 16.2% the other way.
This is the figure for the barrio itself. The Pobles del Sud district it belongs to reads 14 EUR on the same index.
El Saler rents in two seasons. Village houses near the seafront and chalets among the Devesa pines are held as second homes for much of the year, so the long-let market thickens in autumn and has almost nothing in it by June; a winter signing is worth waiting for. Protected-park status caps new building, which is why supply here never grows and why a good house rarely comes back onto the market twice.
