Living in Na Rovella, Valencia: a neighborhood guide

Living in Na Rovella
Na Rovella () is a barrio of the Quatre Carreres district, in the south-east of Valencia. It has the same name in Valencian and Castilian. It is a triangle between three avenues: the Avinguda de la Plata to the north, the Avinguda de l'Alcalde Gisbert Rico to the south-east and the Avinguda d'Ausiàs March to the west. It borders En Corts and Mont-Olivet to the north, Ciutat de les Arts i les Ciències to the east, La Fonteta de Sant Lluís to the south and Malilla to the west.
The barrio takes its name from the Séquia de Rovella, a medieval irrigation channel that took water from the old Turia bed, crossed the city and Russafa and watered these fields on its way to Natzaret and La Punta. Na is the old Valencian honorific placed before a woman's name, as in Na Jordana; we have not found a reliable source that says who, if anyone, the channel's name refers to, so we leave it there. The land was huerta belonging to Russafa until Russafa joined Valencia in 1877.
According to the Ajuntament's municipal register, 7,788 people lived in Na Rovella on 1 January 2025, on 54 hectares, down from 11,423 in 1991. Much of the housing is the Vicente Mortes group, around 1,200 flats in tall brick blocks designed in 1971 for the state housing body. On the Avinguda dels Germans Maristes stand the Pavelló Font de Sant Lluís, "La Fonteta", for decades the home of Valencia Basket, and next to it the Roig Arena, the club's new home since 2025. The Salesian school of Sant Joan Bosco, the parish of Maria Auxiliadora and the city's central fire station are on the Avinguda de la Plata.
Transport and trade-offs: the Quatre Carreres stop on tram-train line 10 is at the edge of the barrio, and EMT buses run along the main avenues into the centre. Flats are large and rents moderate, but the blocks are plain and game and concert nights bring crowds and traffic. La Fonteta de Sant Lluís lies across the Ronda Sud, and Ciutat de les Arts i les Ciències to the east.

What rent costs in Na Rovella (September 2026)
Na Rovella asks 16 EUR per m² a month on Fotocasa's rent index for September 2026, below the 18 EUR the city of Valencia averages. At that rate a 70 m² two-bedroom lists at around 1,120 EUR a month, before you negotiate. These are asking prices on new listings, not what sitting tenants pay.
Asking prices here are 1.9% below a year earlier, while the city as a whole moved 7% the other way.
This is the figure for the barrio itself. The Quatre Carreres district it belongs to reads 17 EUR on the same index.
Fotocasa does not publish a figure for Na Rovella alone: it groups the barrio with the Hermanos Maristas area into one zone, so read the figure as a guide to that wider area.
Our renting guide explains what landlords ask for and what the fianza and agency fee add on signing day, and the upfront cost calculator runs the maths for any rent.
Public and concertado schools in this neighbourhood
The Conselleria's school guide doesn't allow direct links to an individual school's page, so each card below gives you the school's official code instead. Open the guide, paste the code into the search box and the school's page comes up. Like many Spanish public administration websites, it takes a little patience.
